When to replace caulking

How do you know when the caulking should be replaced (old removed)?

I've read, check every three months, replace yearly. If I were keeping my TT for the long term, I'd be going at the seams with Eternabond, but from what I was told, going that route impacts resale value (even though EB is a better solution), so will keep checking/recaulking until then.

Before it leaks.......ok, in all seriousness, what bear II said. If its getting brittle, and especially if you begin to see cracks. Caulking should be fairly soft and pliable, which absorbs the shocks and flexes of the trailer.

On the Roof- When you see cracks in the caulking or it's peeling away.

Also if it's brittle or easy to pull off.
