2012 31BHPR front storage leak

Hi all. I own a 2012 31BHPR. I have noticed the storage compartment door in the front of the camper (the one on the same side as the camper main door) is leaking. When I lift the door to access the storage, I can see the inside of the door is getting "wavy". When I open the door, there is usually water sitting inside of the lip that the door seals against.

I have sealed all of the exposed edges with clear silicone with no positive results. I am considering mounting something like this:

Drip Cap

above the door to stop any water from running down the camper and entering the compartment.

The trailer is pulled very little as it sits in a seasonal spot, so spray from towing is not an issue.

2 questions:

1) I the trailer is stored about an hour away from me. I do not know the dimensions of the door....does anyone have close, quick access to the 2012 31bhpr to get a quick measurement of the total length of the compartment opening? I want to make sure I get the right length of drip edge. Just thought I would ask here before driving out to measure.

2) Does this seem like a good idea to anyone? Obviously, it should not leak and there is some type of seal issue. My only concern is whether or not the storage compartment door will be able to be stowed in the open position if the drip edge is too wide. For $15, it is a chance I believe I am willing to take.

I had one leaking on a previous trailer. I removed it, frame and all. Found it was lacking in putty / caulk. It had not been installed properly. The leak was from the frame.

Cleaned it up, put in new putty (same as used for roof vents), re-installed and re-caulked. Leak was gone.

I will have to take a closer look at mine. When I open the doors after it rains, water drains out. I always just thought it was the lock but might have to check it out closer. Have never had water inside the storage area.

I believe my issue is a bit more severe than a little moisture. Not only is the insid a bit wrinkled.....when i stow the door in the up posituon, rusty water runs down the door. Not much, but enough to worry me.


That's odd, the door shouldn't be holding any water. There should be drain holes in the frame at the bottom, at least there are on mine. Are they missing? or blocked?

Thanks for the measurement. I ordered a 32" drip cap. I plant to install it tomorrow. I will take pictures and post them.

Door to the outside of the frame is 31 1/4w X 17 1/4h. Door itself is 29x15. Hinge is 23 1/2. It looks like I have a little bit of that waviness on the inside too. It's just wall paper covering which could get like that from moisture and humidity I think, no signs of water getting in.

I saw that as a potential leak so I covered the screw heads with silicone caulk. Is the wavy bit of the panel at the top or bottom of the door? One thing I found odd is that there is no caulking around the door panels and the frame it sits in. You'd think water would get in between there and damage the doors like you see. I considered caulking each of the doors for this but mine seem to be fine.

The drip cap looks like a potential fix but could you still fully open the door and use the latch once it's installed?


The wavy part is on the inside of the door...closer to the bottom.
I am not certain about the clearance. I guess I would rather deal with a dry door that wont stay open.....than rot and mildew/mold.
