Hi Guys,


i tried doing a search here and a google search and cant seem to find the information i need. I own my house in SoCal , Northridge Area.
in my backyard i have a RV pad and it is off an alley.

Are they laws against having a sick relative living in a 5th wheel fulltime? and running electric, water. Are there zoning law against this?

The only thing i did find was that i can maybe get a sewer hookup if i label it a clean out plug, correct?

alot of my neighbors have done garage conversions. but i need my garage space.

^ that's a winning ticket. cant tell you she cant live with you. nothing wrong with going into your rv, it gets sketchy when you are living in it. this bend in reality gets you around it.

If you contact the city, ask and are told no, you have lost the chance of stealth. When Dad sold me his house part of the deal was I install full hookups so he would have a place to park each April and Oct. when we might have good weather.
Later, we decided his health was too bad for him to travel he stayed here. We set up a room in the house. His plan was, if we ever got caught he would tell the judge, "I live with my son and his family. But I often want privacy, so will spend time in the camper."

You go to municode and enter Los Angeles County, California. Go to Title 22 which is Zoning. But, before spend time on this, you need to know what is the Zoning Designation for your property. If you don't know how your property is zoned, you're just wasting time for nothing. If it;s still too complicated, hire a professional to do all the research.

Be aware that although there are many RV's on private property and on the streets of CA, that doesn't mean it's accepted. Many of those street RV's get towed everyday. Many private property owners are hit with code violation everyday. Everyday some neighbor get fed up with RV living in their neighborhood and rat their neighbors out. It comes down to how lucky you think you'll be.

From a contractor I ask about putting 2 RV pads in the back of my house. He said one for the storage / parking of my motor home would be ok. But the second one I wanted to use for quests would probably violate zoning as it was zoned for single family housing. So one was ok not 2. If there is a pad there someone obviously parked one there one time or another. Were I you I’d try i it and wait for someone to tell me I was wrong.

OP, if you look online at the county assessors map you’ll see what zoning designation your property is, then you can look up the limitations and allowances.
However, I’d bet you a steak dinner it’s not allowed, so better to claim ignorance than outright lie.
Honestly, it will have more to do with the HOA if you have one and your neighbors.

Do you live in a planned unit development with CC&R's? (Covenants Codes, and Restrictions) If so, your homeowners association/board may impose additional restrictions over and above local/municipal codes. In short, the city may not care what you do, but your neighbors might, and, if there are CC&R's which regulate living in an RV on site, they CAN enforce their wishes.

Call your L.A. city councilmember's staff. You must know his/her name. They either will tell you or direct you to the proper city agency...probably Building and Safety or Zoning. In California cities it is mostly local decision. In unincorporated areas, its the county and you call your supervisor.

With so many homeless RV's in your area I doubt they would bother you.

lol thats what I told my wife. I wonder how often its enforced. it will be on private property behind a wall\gate, off an alley entrance as long as we don't tell neighbors someone living in there hmmm.. but this is for a disabled family member so it will probably be for years 😞

In many places staying long term in an RV isn’t allowed, however right now much of the west coast states have a housing shortage and officials are looking the other way.
