What's It Worth???

We are looking at buying a TT in a seasonal campground. I have a pretty good idea what the TT is worth but the question is the amenities that come with it. It has a permanent 59'x12' deck and a good lake view. Any help in figuring out what this would add to the cost would be greatly appreciated.

No one can answer that for you. It depends on the park itself and what the lots go for. Each park is different.

I'm having trouble picturing a 59' X 12' deck on a TT. I keep coming up with the image of a hot dog stand at the end of a pier. It might be beautiful, just hard for me conceptually.

It's worth is what ever you are willing to pay for it...

We looked into a seasonal spot for about 5 seconds one time and decided we still want the convenience to travel to new places whenever we leave as opposed to going to the same spot every time...

Seasonal campgrounds !!! We've had ours for 21 years now. And loved everything but last 2 years and boy how things have changed. Now what your getting into. 2 years ago the by-laws got changed by popular vote that sounded good at the time. Changed rules to more time allowed in park. Changed to so many days on one lot and back flash was many people bought another lot to give them 2 lots and finish up their time on their new (2nd)lot. So basically they are full time now. Which is good in some ways but our park is quickly turning into a homestead place. Remember these people "downsized". Now can stay full time. So that old car they could sell is now on there lot covered with a rotted out plastic tarp. Some people now have washing machines on porch. Our hearts feel for some that have not gotten back on their feet but not to the point of dragging down the hole park.

If the campground is a "seasonal" campground, find out from the management what the campsite value is worth to rent with no camper pre-existing on it. It sounds to me like the campground must use some kind of "leasing" system and the people selling are attempting to get out of the lease and and sell the camper to. Look at both items separate. How much time is left on the lease and what is the price of the original lease minus a pro-rated usage the existing owner has already used (time). Then take the value of the camper and the value of the remaining lease and add the two together.

If the campsite is actual property purchased and the "Owner" (whoever holds the deed) is the seller of the trailer and not campground management, then you're probably best to check with a real-estate agent for comparable values of the real-estate.

its worth every dollar your willing to pay. we can,t see it. but if I was looking for a set up like this ,I,d make a lower offer,with in reason and work my way up. P.S if your wife loves it, its priceless. life is way shorter than you think. go have fun.

Personaly I think the lake view may have some value but I would not add on for the deck or any outside fixtures.
