flexing on roof

monday we went out to do the final walk through of our 2014 jayco eagle 334rbts
my husband went up on the roof and noticed that as he walks he can feel the roof flex in spots? is this normal? can you feel a difference between when you stand on a beam vs in between or is this a sign of rot? there also appeared to be a 1" long cut in rubber roofing but can't tell how old it is or if there is damage? dealer thinks they did cut while washing for inspection . the roof is not a flat roof so water won't pool but we are now concerned. what are your experiences and advice ?should we walk away or just get it re sealed and fixed?
there doesn't appear to be any signs of water damage anywere on inside of ceiling

I've owned three 5th wheel trailers and they all had some flexing as I walked around the roof.

For a tear in the roof I would add Eternabond material per their instructions.

Not saying you can't patch it. I carry Eternabond in case I do something to rip my roof. If my dealer did it or in my situation a tow company, I would want a new roof. In this case they haven't purchased it yet. I would at least want a discount if the roof was in otherwise good shape.

One other thought if the dealer didn't do it, water travels under the roof membrane. the theory is that the backing of the membrane wicks the water to different locations. Check the entire inside of the trailer for water damage. Rub your hand on the wall and push firmly on every wall surface particularly in cabinets and other places that you don't normally see. If it wasn't the dealer you don't know how long its been there. If it was the dealer and you are otherwise happy with the trailer I would get some money off for the damage.

A small tear in a roof that is otherwise well adhered I would get fixed with Dicor. If it has started to pull up or stretch then the membrane should be replaced, but otherwise a small tear is perfectly safe to patch.

If its a rubber/TPO roof, I would want them to replace the entire roof. A cut in one of those roofs by anyone but myself and a new roof is the only solution. Had a tow truck somehow damage my roof and had it replaced. It was $6500 I wouldn't want to have to pay that bill out of pocket. Be aware that a roof replacement takes about a week to complete.

I think most TT roof tops flex a little in between rafters. I have a 2016 Cruisers RV and I feel some flex when walking on it. In the interest of weight reduction (I think mostly for cost cutting) all the manufacturers are now building these things with lighter materials and less structural support.
I would rather seal up a small cut in the roof rather than have someone tear off and replace the whole roof. That's a big job for such a small problem.

I have a 35 ft 2012 Open Range Roamer TT. Just finished inspecting and recaulking the roof. I am 205lbs. and no flex whatsoever when on the roof.

On both of the trailers that I have had there is flexing on the roof between the rafters.
I inspect mine and clean and condition it once a year and I always feel with my feet before putting my weight down. I make sure to step where there is no flexing.

A one inch cut can easily be repaired.

I've had three trailers with "walk on roofs" all three had some give between the rafters. (I'm 215 lbs.) The newest one a 35 ft. TT is the softest so far. The first two were toy haulers which tend to be a little beefier. As for the cut roof only you can decide if you can live with it. Most used units have no warranty at all. If it were me and everything else was right on the unit I would ask them to repair and warranty the item for 6-12 months. If they are confident the roof is good they should work with you.

The Jaycos use a magnum truss system that's supposedly rated to hold 4500 plus pounds of weight. You may feel a difference between standing on a rafter directly and standing in between two of them, but there should not be excessive flex.

I would not want a 2 yr old trailer with a roof that's already compromised if it was me.

This post is yet another example of why i hate rubber/tpo roofs. The dealer cut it while washing it? ????? Good grief.

Welcome to the forum. I can't speak for a 2014 Jayco.
We have a 1996 Southwind Class A.
I just did some repairs and recoated the roof so, I walked the entire roof. There was NO flexing on the 20 year old roof.
If you don't get an answer about the Jayco on the forum, I would hire a mobile RV Tech to do an inspection BEFORE I bought the Jayco or gave the dealer any money.
